Estimates depend on assumptions
Every calculator makes simplifying assumptions, and each page states its own. Common ones include a constant interest rate for the whole term, level payments made exactly on schedule, no fees, no taxes on gains, and no change in circumstances.
Real financial products rarely behave that neatly. Rates change, fees apply, payments are missed, tax rules are revised, and markets move in sequences rather than averages. Treat a projection as an illustration of how the variables interact — not a forecast of what will happen.
Investment results are not guaranteed
Past performance does not predict future results. Any expected return you enter is an assumption, not a promise. Investments can lose value, and a projection showing growth does not mean growth will occur. Sequence-of-returns risk — the order in which good and bad years arrive — can materially change outcomes even when the average return is unchanged.
Tax estimates
Our salary calculator applies published federal tax brackets and simplified state rules to a standard salaried employee taking the standard deduction. It excludes tax credits, itemised deductions, local and municipal income taxes, state disability contributions, alternative minimum tax, self-employment tax, equity compensation and additional withholding elected on a Form W-4.
Results should not be used to complete a tax return, to determine withholding, or to make any tax decision. Tax law changes frequently and varies by circumstance. Consult a qualified tax professional.

Our mortgage and affordability calculators reflect common underwriting guidelines. They are not a loan offer, a pre-qualification, or a pre-approval, and no lender is bound by them. Actual approval depends on credit history, employment, assets, the property itself and the specific lender's criteria.
